Villa Kas Delfin Curaçao - Rental rates, terms and service.

Not applicable in July/August; 14 nights minimum.   Christmas and Newyear; 10 nights minimum.

All prices are in Euro, per night, excluding electricity, the deposit of € 400.00 per booking (see rental conditions) and tourist guest tax (7%). This tax is entirely used to maintain the infrastructure of the island. Such as the maintenance of beaches and tourist attractions.

Bedrooms which are not booked for your holiday will be closed during your stay but they are not used by other people. The villa remains all yours.

Your children (up to two years at check-in date) stay for free if they sleep in a crib in one of the rented bedrooms.

Departure and arrival is possible on any day.

Transfer with 1 or 2 comfortable SUV’s from and to Hato airport € 15.00 per person (return)

Maximum 4 passengers per car.

(Transfer to Hato airport only possible right after check out.)

Our rental terms:

Arrival, departure and minimum stay

You can arrive or depart any day. There is a minimum stay of 7 nights and sometimes 2 weeks in high season (see our price table). The arrival time starts at 14.00 hours and that is why we ask you leave the house no later than 10.00 am to leave the cleaners the opportunity to get the house in order on time for the next tenant. Do you want to continue the use of the villa until the afternoon or evening on your departure-day ( because of your return flight ), you can book a ’’delayed check-out’’.( see our price table) With a ’’delayed check out’’ you can continue to use the villa for the time indicated on the reservation form.

Using the property

The facility is intended as a holidayhouse. You are supposed to adapt your way of living as they are common in luxury residential areas on Curaçao. This means that there should be no nuisance to the neighborhood (in whatever form), nude or topless sunbathing and / or holding parties and other meetings with more people present than the number of persons booked for the villa (unless prior received written permission from the owner). Please contact us prior when you are in doubt.

Prices

The table shows the prices of the villa’s overnight rates and the number of bedrooms you can rent. Per bedroom is a maximum of 2 persons. A crib can be added at no additional cost. Multiple cribs are also available while supplies last and at cost. We will lock not rented bedrooms during your stay, retaining the property for any obvious use.

You will also find in our price table, the cost of final cleaning. These costs depends on the number of bedrooms that you’ve booked.

The cost for using a car is per day (24 hours). The use of a rental car can only be booked for the entire duration of your stay.

Option, reservation, payment and deposit

Before you book the time period you’ve selected you can take an option for this period. You will then have approximately one week to arrange flights. During the option period nobody else can book the period you’ve selected. The duration of the option period depends on the demand and availability and what we’ve agreed with you. This is usually one week. We also have a rule that if someone else wants to rent the property in the option period, you’ll still have the opportunity to make a final decision within 24 hours. After that your option expires.

On this page you can see if there is an availability and options. These option periods are highlighted in yellow.

When you make a reservation, this reservation stays valid for 10 days. You will receive a rent-confirmation which you will have to fill in and return to us by e-mail. After receiving this rent-confirmation we’ll send you the invoice. After that, you’ll have 10 days, to make your down payment which has to be credited to the bank account of the owner, otherwise your reservation request expires. If you have a reservation but the reservation is canceled due to lack of your deposit, the cancellation costs at least € 125, -.

A down payment of 50% of the rent of the villa has to be made within 10 days after we’ve send you the invoice. The remaining payment (the other 50% of the rent of the villa plus all other costs) has to be made until 4 weeks before arrival on Curaçao.

The minimum deposit for the villa is € 400, - and depends on the number of persons and / or rooms booked. For the car there is an additional security deposit of € 300, -. These two deposits or what is left of them after deduction of costs and/or claims that turned out to be for your account, will be refunded to your bank account within 14 days after your departure.

Included in the price

Included: The use of gas, cleaning before arrival and during your stay in between (an average of once every 7 days), bed linen, towels, beach towels and internet access available (through a prepaid system).

Your groceries for the first day. We will send you a shopping-list, just fill in the groceries you need and we will make sure that you will have everything you need in the villa and you’ll only have to pay the amount on the receipt. Very convenient!

Not included: consumption of water and electricity (this will be deducted from your deposit at the local rates), the meter will be checked in your presence at the beginning and at the end of your stay. The final cleaning, the costs for pickup / delivery to the airport (€ 15.00 pp return, max 4 passengers per car), costs of using the Internet, the house has a prepaid system (you can buy a prepaid card for Internet) , phone and any other personal costs.

Children

Children who will sleep in a crib placed in one of the rented bedrooms, stay for free. Of course there is linen and towels provided for your child. For a child's crib (60x120 cm, 24 by 48 inch), we have a maximum age of two years on the day of arrival.

Babysitter service

Do you want an evening out without your kids? That is possible because we have a sweet, reliable nanny who will look after your children for a small fee which you will have to settle on the spot. 

Towels and Bed linens

During your stay the villa is well equipped with:

- Bed linen on arrival, all beds are made and will be refreshed after about 7 days. However, you’ll receive an extra set of bed linens so you can change in between these 7 days if you like. If you want to have another extra set of bed linens please ask, these are available for ANG 7,50 which has to be payed on delivery.

- Towels: You will receive per person per week: 2 beach towels, 3 bath towels, 2 towels and 4 washcloths. Would you like to have an extra set of  towels, these are available for ANG 25,- which has to be payed on delivery.

Owners Liability

The owner is not liable for:

- Theft, damage or loss during the rental of the villa;

- Accidents in and around the villa;

- Temporary malfunction of equipment in and around the villa and temporary disruptions in power or water supply;

- Force majeure of any kind;

- Errors made by the tenant of any kind;

- (Nuisance) construction activities outside the villa.

When the pool can’t be used temporarely by fault of the owner, you will be compensated with ANG 25,- per day until it is in good working order. He will do everything within his reach to solve the problem as quickly as possible.

Tenant Liability

The tenant during the rental period is liable for damage caused by him to the house, (if any) rental car(s), pool, garden or the contents. The damage must always be reported even if the damage can be restored. Repair by yourself is NOT permitted. When the damage is at your responsibility, it will be charged to you, and will be deducted from your deposit.

Insurance

The owner has the house and inventory insured against the usual risks at the usual conditions at a local insurance company. The property’s of the tenant are NOT insured on this policy. We advise you to get a good travel insurance.

Alarm

The villa has a well functioning alarm system. The tenant is required to use it when the property is abandoned by all persons booked. The tenant is aware of the fact that, when the alarm system IS NOT used in case of ’’theft and burglary’’ the damage made is for his account. ( the insurance company will deside not to pay for this reason.)

Leaving the house at your departure

The manager will tell you how the house (especially the kitchen) at departure ought to be left behind. Final cleaning is included but the kitchen and related equipment should be left clean. Do you want some  help from a maid, contact the owner.

The tenant is responsible for the waste they leave behind. Use only the roll container for your waste (in front of the villa). In Curacao waste can only be offered in a container. If there is any excess waste, the renter has to take it to the so-called, ''landfill'' ,please contact the owner.

Cancel and Change

Should you unfortunately have to cancel your reservation, we will try to let the villa for the same dates. The following conditions apply:

*. When the villa is rented in full for your booked dates: cancellation fee of € 125, -

*. When renting is partially successful: cancellation fee of € 125, - plus the sum of the rental rate of the nights which are not rented.

*. If not rented again: the full rent.

WE STRONGLY ADVICE YOU TO GET A CANCELLATION INSURANCE

If you (or some of your party) leave earlier than the agreed departure date, no refunds are possible.

Changing the number of bedrooms before your booked arrival is not considered a cancellation. The price difference is settled with you before you leave the island.

Smoking, drugs and alcohol

Smoking

In Curaçao you live outside. There you can have your beloved smoke of course, but we want to -not only for ourselves but also for many other guests-,  urge you not to smoke in the villa. When a violation is detected, even if you checked out, but before new guests arrive, the villa will be cleaned by a professional cleaner at a cost of min. € 300,-, which will be for your account.

Drugs

The use of drugs in and around the property, in whatever form, is prohibited. When a violation is detected, the rental agreement can be terminated immediately by the owner.

Alcohol

We urge you not to use such amounts of alcoholic beverages that there will be some nuisance to the neighbors. If there are complaints from the neighbors, the rental agreement can be terminated immediately by the owner.

Nudism and topless sunbathing

Please note that the location of the house in a residential area, does not allow nude and topless sunbathing in and around the accommodation.  Please keep in mind that customs and habits on Curaçao may be different compared with your home country. On a number of (non-public) beaches, you may have topless sunbathing. This is clearly indicated at the entrance to the beach.

Pool safety

Diving in the pool is strictly prohibited because of the danger of hitting the bottom of the pool. Also please keep in mind that the pool deck could be slippery when wet and the same goes for the tiling of the front and rear porch!

Villa Kas Delfin Management

Please also note that the property has to be cleaned regularly, some gardening has to be done and sometimes repairs are needed. This will be done by staff of/or the owner of Villa Kas Delfin, so we should be able to enter the house. We do this of course in consultation with you so you know in advance when to expect us. We ask for your understanding. In most cases, off course you won’t have to stay at home.
